NusaBali<\/em> and RadarBali<\/em> report that Bali Governor Wayan Koster is commenting on a property boom apparently underway on the Island, with social media reports of villas and hotels being sold at astronomical prices ranging into the hundreds of billions of rupiah.<\/p>\n

\u200bDespite widespread reports of numerous hotels being listed for sale on online platforms, Bali Governor Wayan Koster<\/em> refutes any notion that the Island\u2019s tourism sector is in decline.<\/p>\n

\u200bData from property sales platforms reveals 524 listings containing the keyword “hotel<\/em>” in Bali. Of these, 244 listings represent hotels and villas being offered to prospective buyers. These listings span various tourist areas, including Kuta, Ubud, Nusa Dua, Canggu, and Seminyak. Asking prices vary significantly, ranging from Rp 1.6 billion to as high as Rp 535 billion.<\/p>\n

\u200bThis relatively high number of property listings has led to public speculation that this substantial desire to liquidate villa and hotel holdings is linked to the state of Bali’s tourism industry and a suspected decline in tourist arrivals. Such rumors and speculation have prompted Bali Governor Wayan Koster to issue a public response.<\/p>\n

\u200bKoster said he believes the large number of villas and hotels on the market is not indicative of any underlying problems in Bali’s tourism industry, noting that tourist visitation remains normal.<\/p>\n

\u200bKoster suspects that hotels being put up for sale stems not from a downturn in the regional tourism industry or broader economic factors, but from internal corporate conflicts.<\/p>\n

\u200bKoster points out that foreign tourist arrivals in Bali range from 20,000 to 24,000 people per day, while daily domestic tourist arrivals range from 12,000 to 14,000.<\/p>\n

\u200b”Tourism is normal. Foreign tourist arrivals are at 20 to 24 thousand per day\u2014stable, every single day. Domestic arrivals are at 12 to 14 thousand. So, there is no problem,” Koster insisted, speaking after attending the 51st Plenary Session of the Bali Regional House of Representatives (DPRD)<\/em> on Monday, 21 September 2026.<\/p>\n

\u200bAccording to Koster, villa and hotel owners’ decisions to sell their assets are best viewed in the context of each business entity’s specific circumstances. The sale or closure of an accommodation business is not always directly linked to tourist visitation levels in Bali. “If that is the case, it is certainly related to the business entity as a whole,” he said.<\/p>\n

\u200bHe said that a single company might own multiple business lines spread across various regions, including areas outside Bali. When overall business conditions shift, a company might reallocate investments or close one of its business units. “Their business isn’t just in Bali; they have operations elsewhere, too. Ultimately, if profits here are drained away and the business becomes unsustainable, it closes,” he explained.<\/p>\n

\u200bKoster quickly dismissed notions that the large number of accommodations listed for sale is linked to hotel occupancy issues in Bali. He emphasized that accommodation occupancy rates remain healthy. Commenting on suggestions of low occupancy levels, Koster insists: “Not really. That\u2019s not the case. They are full\u2014completely full.”<\/p>\n

\u200bConsequently, Koster views the sale of certain villas and hotels as part of each business’s individual dynamics. As long as tourism activities comply with applicable regulations, the government continues to oversee these operations.<\/p>\n

\u200bKoster has also instructed the Head of the Bali Tourism Office<\/em> to coordinate with the Badung Tourism Office<\/em> and the licensing agencies to verify reports that several hotels in Bali are being put up for sale. “I have tasked the Head of the Bali Tourism Office with coordinating with the Badung Tourism Office and the Licensing Agency to gather data regarding the information about hotels being sold,” Koster said.<\/p>\n

\u200bBeyond accommodation sales, Koster also addressed oversight of tourism businesses marketed via digital platforms like Airbnb<\/em>. He noted that this supervision is carried out in collaboration with the central government, including the Ministry of Tourism<\/em>.<\/p>\n

\u200bThe government, Koster added, already possesses a platform linked to regency and city administrations to facilitate on-the-ground monitoring. This system tracks tourism business operators, including those suspected of violating regulations.<\/p>\n
